Middle Tennessee has a large and active rural land market, and that is what drives building outside the subdivisions — Wilson, Dickson, Cheatham, Robertson, Maury and rural Williamson County all have acreage changing hands with no house on it. Those builds start further back than a lot in a development: a drive, a septic permit, a well or a utility run, and grading before anything can be set.
Post-frame is disproportionately popular here for a straightforward reason. It encloses large clear-span space for materially less than stick-built, it goes up fast, and the barndominium format — shop on one end, living space on the other — suits how people actually use acreage in this region. County requirements vary considerably though, and what is permitted as a residence in one county is permitted as an accessory structure in the next.
